AstraZeneca’s U.S. Business Center in Wilmington, Delaware serves as a major hub for one of the world’s leading biopharmaceutical innovators. The redeveloped campus includes modern office environments, a fitness center, visitor and training facilities, a 300‑seat auditorium, a 500‑seat cafeteria, a 32,000‑square‑foot childcare center and a five‑level precast parking structure. STV served as the owner’s representative across all phases of this fast‑tracked redevelopment, guiding planning, design, approvals, commissioning and construction. The result is a cohesive, future‑focused campus that strengthens AstraZeneca’s scientific, operational and corporate functions in the U.S.
What challenges did STV address?
Transforming an active campus into a modern headquarters environment required integrating diverse program elements –research space, employee amenities, conference and training centers – under an accelerated schedule. AstraZeneca needed a partner capable of coordinating site selection, complex due‑diligence processes, utility master planning and the construction of four major buildings totaling more than 715,000 square feet. The project also required establishing a stand‑alone data center to support non‑production testing and research, ensuring continuity for highly technical operations.
What solutions did STV deliver?
STV managed the entire redevelopment lifecycle, from site and utility master planning through facility programming, design reviews, approvals, commissioning and construction oversight. Acting as the owner’s representative, the firm coordinated all parties – designers, engineers, contractors, specialty consultants – to maintain schedule, cost and quality. STV’s leadership ensured seamless delivery of office, research, childcare and amenity spaces, as well as the specialized data center supporting AstraZeneca’s scientific work.
How does this project benefit the region?
The expanded Business Center reinforces Delaware’s role as a major hub for pharmaceutical research and corporate operations. The upgraded facilities support thousands of employees, enhance workplace efficiency, and create a campus that attracts top scientific and corporate talent. The redevelopment boosts the state’s biotech economy, strengthens AstraZeneca’s long‑term presence and delivers community benefits through childcare, job creation and expanded research capacity.
