Glenwood Houses Exterior Renovations

The New York City Housing Authority’s Glenwood Houses span 20 six‑story residential buildings across 22 acres in Brooklyn. To extend the life of the development and improve safety for residents, NYCHA advanced a comprehensive exterior renovation program. STV served as the construction manager‑as‑agent, overseeing all phases of the exterior work and managing on‑site quality, schedule and contractor coordination across the occupied complex.

What challenges did STV address?

The aging building envelopes required extensive repairs to correct hazardous facade conditions and improve resilience against weather. Work needed to be completed while the residential buildings remained fully occupied, requiring diligent coordination, safety planning and communication with building staff and residents. Hazardous materials such as asbestos and lead also required specialized abatement oversight.

What solutions did STV deliver?

STV managed installation of sidewalk sheds, exterior masonry repairs, brick replacement, repointing and parapet reconstruction. The team oversaw asbestos and lead abatement, coordinated mechanical and electrical upgrades and managed installation of a new bullet‑resistant aluminum curtain wall system. STV also supervised the replacement of galvanized steel roof railings and the construction of new roofs to improve waterproofing and energy efficiency across all 20 buildings.

How does this project benefit the community?

The renovations enhance building safety, protect the exterior envelopes against long‑term deterioration and improve the daily experience for residents. Upgraded roofs, restored masonry and new building systems strengthen NYCHA’s ability to maintain the development and reduce future maintenance costs.
