STV is serving as owner’s project manager for the $76 million renovation and expansion of Three Oaks Memorial School in Middlefield, Connecticut, supporting Regional School District 13’s elementary facilities program. The project includes approximately 51,000 square feet of expansion, bringing the school to more than 101,000 square feet and consolidating programs currently housed at Brewster Elementary School in Durham and John Lyman Elementary School in Middlefield.
Working alongside QA+M Architects, O&G Industries and the district’s project team, STV is guiding the program through design, construction and closeout while providing full project management and advisory services to support District 13’s Building Committee. Originally built in 1954, Memorial School is being transformed with new and renovated learning spaces, upgrades to major building systems and improvements to safety, accessibility and overall performance.

The project requires careful planning to modernize and expand an aging school while aligning with Regional School District 13’s broader elementary consolidation goals. STV is helping manage the complexity of coordinating design and construction, navigating permitting and approvals and advancing site improvements, such as circulation updates, separating bus and parent traffic and adding additional parking.

STV is providing full owner’s project manager services from preconstruction through completion, coordinating closely with the district, design team and contractor. The program introduces project-based learning spaces, STEM and makerspace labs, flexible breakout areas, outdoor classrooms, upgraded building systems and improved site circulation.
