Avalon 555 President is a 24-story apartment and retail tower on Baltimore’s waterfront consisting of 400 residential units, retail space and approximately 350 parking spaces in a parking garage structure.
For the project’s development, STV completed planning, surveying, site engineering and due diligence services. The firm secured applicable entitlements and prepared civil engineering documents so the project could receive the necessary approvals and building permits. STV’s team also prepared developer agreement documents in relation to public utility and streetscape improvements, and coordinated street tree locations, size, and type, which were incorporated into the developer agreement documents.
Because the building is located within a tidal floodplain, STV provided flood consulting and mitigation services. The flood mitigation approach included elevating habitable space above the design flood elevation that provided two feet of freeboard above the regulated floodplain. Accessible entrances into the retail spaces and residential lobby of the building were also provided.
