Avalon 555 President Development

STV completed planning, surveying, site engineering, and due diligence services for the development of Avalon 555 President, a 24-story apartment and retail tower on Baltimore’s waterfront. The project consists of 400 residential units, retail space, and approximately 350 parking spaces in a parking garage structure.

The firm secured applicable entitlements and prepared civil engineering documents necessary to secure approvals and building permits for the project. The firm also prepared developer agreement documents in relation to public utility and streetscape improvements, and coordinated street tree locations, size, and type, which were incorporated into the developer agreement documents. Because the building is located within a tidal-floodplain, STV provided flood consulting and mitigation services.  The flood mitigation approach included elevating habitable space above the design flood elevation that provided two feet of freeboard above the regulated floodplain. Accessible entrances into the retail spaces and residential lobby of the building were also provided.
