Once home to two of Baltimore’s most iconic brewing operations – the Gunther and National breweries – the 30‑acre Brewer’s Hill district has been reimagined into a vibrant, mixed‑use community. Through adaptive reuse and large-scale master planning, the redevelopment now features more than two million square feet of office, residential, retail and commercial space, bringing new life to historic industrial structures and strengthening connections to surrounding Canton neighborhoods. STV played a critical role in shaping this transformation by delivering comprehensive planning, design and site development services.
What challenges did STV address?
The historic brewery sites required significant redevelopment planning to transition from long‑vacant industrial properties into a walkable, multi‑use district. The project demanded detailed site analysis, zoning strategies, stormwater solutions, improved multimodal access and streetscape planning that would support future growth while integrating the development with adjacent neighborhoods and destinations.
What solutions did STV deliver?
STV prepared site development and construction documents for the project’s adaptive reuse program and helped establish a Planned Unit Development (PUD) to enable mixed‑use growth. The team provided topographic and property surveys, stormwater management and hydrology design, traffic studies and master planning services. STV also developed pedestrian and vehicular circulation plans and created streetscape guidelines to improve connectivity and accessibility. The firm’s schematic site design refined the PUD concept and secured approval from the Baltimore City Site Plan Review Board Committee.
